What It Is
One Install Instead of a Ladder Every Year
Permanent lighting is a fixed LED track, not a string you hang and pull down each year. It mounts along your fascia, matched to your trim, so it hides by day. At night it becomes whatever you pick: warm white, bright white, team colors, or Fiesta pink and green.
Clip-on strings mean a ladder every year, on any home, and a harder climb here on a two-story roof. Permanent lighting is one install, then phone control for good. See how the install works.
Built for San Antonio Weather
Built to Stay Up Through Wet Winters and Freezes
Wind, hail, and a sudden freeze can all hit before the holidays end. That is why the track uses waterproof housing and mounts flush to your roofline, instead of hanging loose on clips.
The 2021 and 2023 winter storms proved freezing is a San Antonio problem too, right along with the heat. Repeated freezing and thawing is what cracks cheap plastic housings over a few winters. Our LEDs are rated for 50,000-plus hours, built to stay up through both extremes.
Limestone, Stucco, and Hill Country Roofs
Built to Fit Any San Antonio Roofline
San Antonio homes vary by area. Older neighborhoods use limestone and brick. Newer areas like Stone Oak use stucco and clay tile. Alamo Heights keeps classic homes on big lots. The Dominion and Sonterra use custom stone.
Newer areas like Alamo Ranch and Cibolo Canyons often use hip roofs. These roofs have little overhang. That is exactly where clip-on lights run out of room. Our track mounts to the fascia instead. The same fit works on an old home. It also works on a brand-new build.
HOA and Design Rules
Two Things San Antonio HOAs Check First
Most growth north and west of the city sits inside an HOA, and many boards have rules for outside lights and holiday displays. Check your own community's rules before you book.
Boards care about two things. How visible the hardware is by day. And if the color is fixed or set by you. Our track reads as trim, not decoration. Every color is set from the app. You can run plain warm white by default. We can share install photos for an approval request.
One System, Year-Round
Four Looks, One Roofline System
Permanent lighting is everyday design first. Holidays and game day add extra looks. They are not the only reason to install.
Accent
Soft light on limestone, brick, or stucco, every night. Neighbors notice the look, without knowing why.
Security
Bright white light on a schedule or on demand when you are away, so the house never sits dark. See the full security lighting page.
Game Day and Fiesta
Spurs silver and black, UTSA orange, or Fiesta pink and green, saved as scenes and recalled with one tap. More on game day lighting.
Holidays
Christmas, Dia de los Muertos orange, and the Fourth from the same install. See permanent holiday lights in San Antonio.
How It Works
Four Steps From Free Design Consult to Lights On
Every project follows the same four steps. See the full process.
1. Free Design Consult
We walk your roofline and fascia. We note hail spots and find a dry place for the box.
2. Custom Design
We plan each part of your roofline as its own zone. We plan for Fiesta colors in April and Spurs colors on game night.
3. Professional Install
The track mounts flush to your roofline, matched to your trim. Every joint is sealed against rain and hail.
4. App Walkthrough
We set up the app with you. You save a Spurs scene, a porch glow, and a December look.

Common Questions
Cost, Roof Damage, and Hail
What is permanent outdoor lighting?
It is a fixed LED track installed once along your roofline and run from a phone app. By day it blends with your trim. By night it becomes warm light, bright white, team colors, or a holiday look.
How much does it cost in San Antonio?
We price every San Antonio home on its own, by roofline length, height, and access, and the zones you choose. We do not publish a flat rate or a per-foot price. Request a free design consult for an exact number on your home.
Does the install damage the roof or fascia?
No. The trim is fitted to your roofline and mounts to the fascia, not nailed or stapled on like string lights. We confirm the right approach during your free design consult.
Will it hold up in a Hill Country hail storm?
Bad hail can damage almost any outdoor fixture, so no product is truly hail-proof. The housing is waterproof, mounts low and tight, and runs in zones, so a damaged run is fixed on its own.
Is it only for the holidays?
No. It is year-round design first: accent light, security light, and game day color, with holiday displays as one more look. See permanent holiday lights in San Antonio.
